Trilogy at Vistancia

trilogy1a.jpgNot only do I enjoy living in the community of Trilogy at Vistancia, I also enjoy selling homes here. I had a buyer in from Florida this week that is looking to make a move to Arizona and get away from the humidity and hurricanes of Florida. They looked at a lot of homes from Buckeye, Surprise, Goodyear all the way up to Cave Creek, and Anthem in the far north valley.

After looking at homes in what you would consider “family communities” I decided to show them what an active adult community looks like. Of course Trilogy at Vistancia is not your typical retirement community. The majority of owners here still have a “day job” of some sort. With the 45 and up rule, there are a lot of us that enjoy this resort style living (pools, club, activities, etc.) and still work full time.

After seeing Trilogy, they loved this area and are considering a home here. They loved the same things most of us did when we looked for the first time. As you enter the community you pass the golf club, waterfalls and the guarded gatehouse. Once inside the community the palm trees and golf course give you that “I’m living in a resort” feeling and the clubhouse offers many amenities like indoor and outdoor pools, tennis courts, bocce ball courts and a 5-mile walking trial.

Builders in our Area-Have they sold their specs?

6-Month Spec Count

The spec inventory count is now at 3,233 units, 775 less than six months ago.  The spec count has dropped quite a bit in the past couple months, but this number is still well above the previous record of 2,400 (prior to January 2006) by 833.

6-Month Subdivision Count

Now at 1,056, there are 49 less subdivisions than six months ago.  The number of new home subdivisions seems to be stabilizing as well.  At the end of last year the builders in the Phoenix, Arizona area had an abundance of inventory home (specs) to sell. 

As you’ll see from the charts above the number has dropped but as you can see they are still sitting on more homes then usual (3,233 vs. 2,400).  Does that mean the deals are still good? Absolutely!  Watch for next weeks article after I’ve visited builders in the far West Valley.  I’ll update you on some the prices and incentives you could expect when you and I are out looking. DR Horton, Taylor Morrison and Ryland Homes seem to moving homes so I’ll go out and find out how they’re doing it.

Builders in the north Peoria area

As part of my ongoing pursuit to stay ahead of the game when it comes to new construction, Sunday was my day to visit builders in the Lake Pleasant/Happy Valley area. I visited several builders and was excited to hear that home traffic/sales are picking up.

DR Horton just opened a new area near the new Walmart at 99th Ave and Lake Pleasant Parkway and said they are already getting traffic. The offer 27 different homes in 5 areas that range from 1300-5100 sq ft with prices starting at $206,000. This is a growing area that offers easy access to the highway 101 and is located near shopping and dining. Just up the road a few miles I visited Engle Homes, Lennar and Centex Homes.

Centex Homes kick off the home pricing at $257,400 and after walking the models I agree they are worth every penny. One advantage Centex homes has is they offer 3 car garages on all their homes.

Engle Homes fit that middle-pricing with homes starting at $356,990 and offer 7 homes up to 3,741 sq ft.  The models offer great layouts, a minumum of 4 bedrooms and open-airy floorplans.

Lennar offers the larger, more expensive homes with extra large homesites that start at $558,900. These homes are gorgeous! The open floorplans and split bedrooms make these homes feel cozy while offering up to 4,840 sq ft.

Bottome line is the builders are starting to see increased traffic and look forward to a stable year. Not the kind of year they’ve seen in the past but a year that offers exceptional buys for the public!
