Trilogy Update - Release of New Neighborhood!

I wanted to give you a quick update on Trilogy at Vistancia community in Peoria Arizona.  I am very excited to be only days away from opening their next neighborhood Desert Flora at Trilogy (parcel C-9) which will have some of our best desert wash home sites we’ve ever seen.  In addition, this neighborhood will feature a unique walking trail and some great lots backing up to beautiful natural open spaces and landscaped common areas.  If you would like to be near the center of a community and close to our Kiva Clubhouse and amenities, this neighborhood is for them!

More information about buying an “over 55″ home in Phoenix Arizona

Here’s a couple more of the questions contained in the “Guide to buying an active adult home” that we’ve put together for our clients. This guide answers most of the questions you would have when buying a retirement home in Arizona. We cover amenities and costs to communities like Trilogy at Vistancia, Sun City Grand, Ventana Lakes, Sun City Festival and many more near Phoenix.

Q:  Is that fee monthly or annual? Do I have to pay it to buy a home?
A: The capital improvement fee (sometimes known as the capital preservation) is a one-time fee that all active adult communities have. This one-time fee helps off-set the ongoing costs of operating a community recreation center, etc.
Yes you always have to pay this. In fact it’s part of your closing costs so you really don’t get a choice.

Q:  I see some homes have an HOA fee as well.  What does that cover?
A:  This is a tricky one because not all agents understand the difference between a HOA fee and Recreation center fee. An HOA fee is a fee that covers things like front yard maintenance, roof repairs in some cases, garbage, water, sewer, cable and even maintenance of the outside of your home. Think about these as a condo and remember they can be multi-units or detached homes.

This is different than the Recreation fee which covers the community fee and nothing to do with your home. If you buy a home with a HOA fee you will also have to pay the community recreation fee.
When you’re looking at the listings I send you may see the Recreation center fee in the HOA area so be careful and of course ask me.

Trilogy at Vistancia market conditions-now and then

One question I get quite often is “When should I buy my home?” and my answer is often a little vague. Mainly because nobody can predict when things will turn around for home prices. If we take that one step further it’s even harder to predict when a particular community will turnaround.

With that in mind here’s a few details about my community, Trilogy at Vistancia in Peoria Arizona. Home prices by square foot-

  • October of 2006- home prices were $197.12 per sq ft (highest point)
  • October of 2007- home prices were $172.49 per sq ft
  • October of 2008- home prices were $185.42 per sq ft
  • October of 2009- home prices were $149.55 per sq ft (the lowest point)
  • October of 2010- home prices were $153.78

So does this mean that the bad days are behind us? Nobody is ready to say that but I can show you how today is great time to buy your home here in Trilogy based on the past cost of homes. At one point homes were $197 per sq ft ($394,000 for a 2,000 sq ft home) and with prices at $153 per sq ft that same home would cost $306,000. That’s $88,000 less than just a few years ago!

Will prices in Trilogy go lower again? Probably not but compared to what most of us paid a few years ago you’re getting smoking deal. We tried a new place tonight when we went to the Coyotes hockey game. The atmosphere was great and had a view of the fountains in front of the hockey rink.
