Jay,
I appreciate your report and the data re the housing market in the Phoenix area. I will be visiting the Scottsdale area in March and would like to check on listings in Sun City Grand. I must sell one or two of my condos in order to make the move so things are taking time.

Do you deal with any rentals?

Please continue sending your reports as it keeps me focused on where I really want to live. I find them to be very helpful.

Your story is very familar and a lot of my clients experienced exactly what you did. In fact my transaction coordinator goes through some of the same things getting our short sales processed.

The difference is we do this for a living, we understnad what your bank is going to throw at you (us) and we plan accordingly.

I hope the banks reach a point (a few have) that they can truly help people stay in their home but right now most are so busy handling foreclosed homes they aren't putting forth the effeort to keep people from reaching that point.

I wish you luck and hope that you're able to do what you need for yourself and your family.

This article describes what happened to me. After three months of phone calls to my lender I am still waiting for them to move on me getting my application for this loan started. When I first heard of the program I called them and was quickly told I would not qualify. I went to the Making Home Affordable website and found out I did meet the criteria. I called a second time and talked to an aggressive customer service agent at my lender that again told me I would not qualify for a loan modification under this act. He was actually rude, and said good luck when I told him i needed something so I wouldnt loose my house since my pay had been cut and the property had lost its value significantly. I went back to the HUD and Making Home Affordable website for a third time to double check the reasons my lender was giving me for the denial. By the third call I had done all my research. Finally, I called my lender, was told I wouldnt qualify and I told him he was wrong because I have had a loss in earnings, I have been current with my payments, and my value of the property has gone down since I first got the loan two years ago. He agreed to transfer me to the loss prevention unit and they sent me a form to fill out, pay stubs, etc. I did this a month or so ago, and still no word from them.

If I would have listened to the first, second, or third rep of my lender giving me bad information I would have not pursued this loan modification. I am a professional, college educated, and I have had a terrible time trying to go through this process.

We've enjoyed great success using the FHA 203K and the Fannie Homestyle in this market. That is where the best deals are and we are finding a lot of our borrowers walking into 10-20% equity once the renovation is complete.

Jay:

Thanks for getting the word out about earth fissures. We at the Arizona Geological Survey are making great strides in mapping and informing the public of the location of earth fissures.

Of course, mapping all the fissures in the four impacted counties -- Cochise, Maricopa, Pima, and Pinal -- will take several more years.

If you or the readers of Valley Blog have questions about earth fissures, please feel free to contact our earth fissure mapping team.

Sincerely,
Mike Conway

Jay,
I closed a short sale last year and we did it in a total of 3 weeks. The 2nd lien holder took a large hit and the 1st mortgage a small one. Talk to you later.
